Moving Day - When you wish to move in and out of a condo you generally go see the building administrator and make an appointment to use one of the elevators for the day. They will put mats on the elevator walls to protect the elevator from scratches. You will be given a key to keep the elevator on your floor for loading and unloading on ground level. Generally a deposit against damage is required when reserving an elevator with $100 to $150 being a typical amount. After the move is finished and you caused no damage to the elevator or lobby walls you should be refunded your money.
Moving in Furniture Purchases - Let's say you are already living in the condo for some time and you buy a new sofa. This means you need to reserve the elevator again, pay a deposit and coordinate with the furniture delivery people a time when they can deliver the sofa. Some condo buildings in Panama only allow the elevator to be reserved on certain days and times so check this out before making a purchase to prevent buying in a building with insane bylaws that will cause you much grieve for years to come.
Repairs and Renovations - Some of you will want to change things about your condo. You may wish to add marble floors, modify some structures like take walls down and so forth. This can generally be done without any special permissions but again be mindful of the condo regulations before moving in. Some buildings allow work from 7AM to 3PM, some are 8AM to 5PM. Some require a two-hour break from Noon to 2PM. Some let work take place on Saturday morning until Noon. Expect to be asked to leave a deposit for the elevator if the workers are going to hauling in or out things like cement, or debris in sacks. Also make sure the workers make arrangements to haul the debris away. Read these bylaws so you know what you can do and cannot do and do this before you buy.
Generators - Most of the condos have a backup generator in the event power goes out. Power outages are not common but do happen. They generally are for a few minutes to perhaps three hours. When the power goes off the emergency generator will go on. The generator will power the hall lights and elevators. Some generators will not power the air conditioners. The building administrator can sometimes control the power routing in that some apartments may get full power from the generator and some may not. This needs to be explored.
Parking - Most Panama Condos have enclosed parking. Usually a condo gets two numbered or assigned parking spots, penthouses get four spots. Make sure your parking spots are accessible. You don't want to have to adjust your backing up three or four times to get in and out each time. Make sure the card doors are not too close to the next car or a brick wall. The building administrator has control over the parking space assignments. A gratuity to the building administrator may help get you better parking spot assignment. Make sure you inspect the parking space situation before you buy. There are going to be a lot of possibly unhappy people who bought condos that have not yet been built when they try to navigate their crowded parking spaces. Be careful, go after the already built condos.
