Executive Summary – There are over one trillion dollars in poorly performing commercial real estate loans. Malls, Strip Malls, Condo Projects and Retail Outlets are all suffering from a reduction in demand as the economy worsens.
Commercial Mortgage Details – There are now about 3.5 trillion dollars in commercial mortgages. Perhaps 30% of these are performing poorly or not at all. Foreclosures are slow to accomplish. The chances of the borrower going into a sophisticated reorganization bankruptcy are significant. If they do not do so then the property is worthless and the lender can carry some vacant property in inventory or sell it at a massive lost. The problem will continue to worsen and the economy sinks lower.
Gulf Oil Spill – The gulf coast runs about 600 miles. It is chock full of tourist shops, restaurants, hotels, gas stations, condos etc. All of these have been negatively affected by the Gulf Oil Spill with business off by as much as two thirds. This is their season right now and they are suffering. It is unlikely that they will recover by September the end of their season. This will mean a large amount of defaults which are probably already starting. A condo foreclosure runs about 14.5 months so it makes sense to some to stop making the condo payments and watch the oil spill and the beaches to see if the business returns. The shops will probably not make mortgage payments as they try to stay alive with most of their business gone. If the hurricanes make things worse as they are likely to do then it is a lot more doom and gloom for the commercial mortgage industry and the residential mortgage industry. A lot of the gulf homes are residences that get rented out as vacation homes. This is off by 65% and may get worse. All of this is going to take its toll on the mortgage industry and banks which are already in a weakened condition.
